Prime Plots is a specialist residential land and development agency based in Hitchin, Hertfordshire. Founded by Kane Lennon - formerly Head of Residential Development Sales at Savills and a land professional with over 25 years' specialist experience - the firm advises landowners, developers, housing associations and public-sector clients on the sale, acquisition and strategic promotion of residential development opportunities.

Unlike general estate agencies who handle land as a sideline, we work exclusively on development land and strategic disposals. That focus, combined with deep local knowledge across the counties we cover, is why our clients include private estates, family landowners, regional housebuilders, national plc developers, housing associations and local authorities - the latter served through our specialist public sector consultancy, LGPC.

Hertfordshire is our home county. Our office at 8-9 Bridge Street, Hitchin sits at the centre of one of southern England's most consistently active residential development markets — strong demand, constrained supply, and a planning landscape where local plan reviews, Five-Year Land Supply shortfalls and ongoing Green Belt examinations create continuous opportunity for landowners holding sites with development potential.

Bedfordshire

Immediately north of our Hitchin office, Bedfordshire offers a distinctly different planning environment - generally slightly lower land values than Hertfordshire but with substantial allocated growth across Bedford Borough, Central Bedfordshire and Luton. Strategic sites with medium-term planning horizons are particularly active in Bedfordshire at present, and the county's position on the Oxford-Cambridge Arc continues to drive infrastructure-led development interest.

Buckinghamshire

Buckinghamshire presents one of the most varied planning environments in our coverage area. The south of the county — Beaconsfield, Gerrards Cross, the Chalfonts, Marlow — sits within either Metropolitan Green Belt or the Chilterns National Landscape (AONB), making development opportunities scarce and consequently valuable. Aylesbury Vale, by contrast, is delivering significant allocated growth through Buckinghamshire Council's Local Plan, with substantial strategic sites coming forward across Aylesbury, Buckingham, Winslow and Princes Risborough. Milton Keynes, a separate unitary authority, remains one of the country's most active development markets and a continuing focus for our work. HS2 construction continues to shape land economics across the centre of the county. Recent Prime Plots work in Buckinghamshire has included instructions at Fourells Paddock, Iver.

Essex is one of our most diverse coverage areas. The southern districts — Brentwood, Epping Forest and Thurrock — sit firmly within the Greater London commuter belt and continue to attract strong demand for both market and affordable housing despite extensive Green Belt designation. North Essex, including the Stansted-driven growth around Uttlesford and the strategic North Essex Garden Communities programme spanning Tendring, Colchester and Braintree, is delivering some of the country's most substantial residential allocations. The Harlow & Gilston Garden Town remains a particular focus for both market disposals and S106 affordable housing routes, alongside ongoing strategic site work across mid-Essex and the coastal districts.

Northamptonshire

Northamptonshire reorganised into two unitary authorities — North Northamptonshire and West Northamptonshire — in April 2021, and both councils are progressing significant Local Plan work that continues to bring substantial residential allocations forward. The growth corridor from Corby through Kettering and Wellingborough to Rushden remains one of the country's most active for volume housebuilding, while West Northamptonshire's plans for Northampton itself, Daventry and Towcester are equally substantive. Land values are generally lower than Hertfordshire or south Buckinghamshire, but transaction volumes and absorption rates are typically stronger, making the county an important focus for our developer clients seeking deliverable opportunities at scale.

Oxfordshire

Oxfordshire is one of England's most pressured housing markets. Oxford itself — constrained by Green Belt and high-value built form — drives substantial unmet need that the city's five surrounding districts are expected to absorb. Cherwell District is delivering at scale through Bicester Garden Town and Banbury's allocated growth, while South Oxfordshire and Vale of White Horse focus around the Science Vale corridor including Didcot, Culham and Harwell. The Cotswolds and Chilterns National Landscape (AONB) designations across much of West Oxfordshire and South Oxfordshire add planning complexity but also enhance value for sites where consent is achievable. The Oxford-Cambridge Arc continues to shape strategic land thinking across the county.
