/ DESCRIPTION

Key Contact:

Site A is approx. a 1.4 ha (3.4 ac) parcel of land, which has the benefit of outline planning permission for up to 30 dwellings. This was achieved at appeal, with the decision date of 15th February 2024.

 

Site B is approx. a 1.8 ha (4.4 ac) parcel of land, which is located to the south of Site A. All rights relevant to access, construction, services, etc will be retained over Site A. This land is also within the Green Belt, and has been submitted (along with Site A) to the Council’s Local Plan Call for Sites. Site B has an urban fringe character, and with the development approved on Site A, will be similarly enclosed on three sides by development.

/ THE OPPORTUNITY

The method of disposal is by informal tender and the deadline for bids to be submitted is:

12 noon, Friday 26th April 2024.

The two parcels of land (Site A and Site B) will be offered in Lots, and we invite best proposals on one (or more) of the following:

Lot 1 – Site A (with outline planning permission for 30 dwellings). Unconditional offers invited with overage. 

 

Lot 2 – Site A and Site B - Subject to Planning with overage. 

 

Your bid to comprise two elements:

1) Site A – Unconditional sale (as above) which would require a Reserved Matters Application (as a minimum) 

2) Site B – Subject to Planning sale, which would require: 

a) full planning application on Site B, and/or 

b) full planning application on Site A and Site B together.

Lot 3 – Site A and Site B – Unconditional sale with overage.
